“Great company … excellent work repairing my door . The problem with the door was an interior bolt so a picture wouldn’t show anything .. but it was not an easy fix … all was done in a timely and skilled fashion! My building is located in Scarborough. The door was a commercial fire exit door. Repair wait time 1–2 hr”

What affects the price?
Commercial hardware is quoted after the device and door condition are identified. Hardware brand and grade, surface or concealed mounting, paired-door components, frame repairs, access and after-hours attendance affect the price.
On-site estimate visits are free for most jobs. We confirm whether your visit is free or chargeable before booking.

What’s included
Full opening and closing diagnosis
We cycle the door and separate closer settings from alignment, hinge, latch and frame problems. Adjusting a closer cannot compensate for a door that is dragging or a strike that no longer lines up.
Closer adjustment and replacement
Sweep speed, latch speed, backcheck and spring power are set independently for controlled closing and reliable latching. A leaking or mechanically failed closer is matched to the door size and replaced rather than adjusted past its useful range.
Push bars and exit devices
We inspect dogging, rods, latches, end caps, strikes and return springs, then repair or replace the failed component. The device is tested from the inside through repeated cycles before the entrance goes back into service.
Related hardware and door alignment
Pivots, hinges, coordinators, electric strikes and thresholds are checked because they often cause the symptom blamed on the closer or bar. The final adjustment is made only after the door hangs square and moves freely.

Can a slamming closer be adjusted?
Often. Sweep and latch valves may simply be out of setting, or spring power may be too high. If the body is leaking oil or an internal valve has failed, adjustment will not hold and the closer needs replacement.
Do you repair concealed closers?
Yes. We work on surface, overhead concealed and floor-mounted closer systems. Concealed units take more access time and must be identified accurately before parts are ordered, so a clear photo of the door header or floor plate helps.
The commercial door closes but will not latch. Is the closer at fault?
Not always. A door that drags, a misaligned strike or worn supporting hardware can stop the latch from engaging even when the closer is working. We check that the door moves freely and meets the strike correctly before setting the closing action. An entrance or exit that cannot operate safely needs prompt attention.
Should a leaking door closer be repaired or replaced?
A leaking closer needs an assessment and will generally require replacement rather than repeated speed adjustments. We match the replacement to the opening and check the arm, mounting points and door movement. Do not keep adjusting a faulty closer or prop open a fire door while waiting for service.
Our push bar sticks. Can the door stay in use?
A sticking exit device should be assessed promptly. If it cannot be restored safely on the first visit, we explain what must remain out of service and what temporary arrangement is appropriate for the property rather than leaving unreliable hardware in use.
Can you work outside business hours?
Yes. Planned closer and exit-device work can be booked early, late or on weekends to reduce disruption. The 24/7 line also handles doors that cannot close, lock or operate safely after an unexpected failure.
Do you service paired fire doors?
We inspect the closer action, latching and coordinator sequence on paired doors and identify the hardware repair required. Where the opening requires a specialized fire-door inspection or certification beyond repair work, we tell you before proceeding.
