“I called Build and Fix when I found that I could not open my back French doors this Spring! One side had dropped down considerably. I called and Max came over to look at the situation . It required taking the doors off and re-positioning them. We booked a convenient time and he came over virtually at the end of the day due to a longer spot before me but he stayed, completed the job even though it was 7:30 when he left. He was professional, cheerful and left the site immaculate. Mary at the front desk was my go to with questions and she too was always both helpful and on top of things. Communication with them was terrific. You never waited. The job was done definitely to my satisfaction. The price was reasonable . I’d definitely recommend using them for your needs!!!!”

What affects the price?
Every job starts with a diagnosis and a price you approve before work begins. What moves the number is which hardware failed, whether the part is stocked or has to be matched and ordered, the condition of the frame, and after-hours callouts.
On-site estimate visits are free for most jobs. We confirm whether your visit is free or chargeable before booking.

What’s included
Diagnosis and alignment check
We start with the reveal, the gap running around the door, which should stay even from top to bottom. Uneven gaps point to hinge wear, a racked frame or a settled floor. We check hinge screws, jamb plumb and strike position before touching anything, so the repair addresses the cause rather than the symptom.
Hinge and screw repair
Loose or worn hinges can make a door stick. We check the hinges, fixings and frame alignment before choosing the repair. Depending on the fault, we secure the fixings, adjust the door or replace damaged hinges.
Latch, strike and deadbolt
If you have to pull or lift the door to lock it, the latch bolt and strike plate are no longer meeting. We reposition or file the strike, deepen the mortise where the bolt is bottoming out, and replace worn latches. On steel doors we test the lock body too, since a dragging cylinder imitates misalignment.
Weatherstripping and threshold
Torn or compressed weatherstripping is the usual source of a draft you can feel with your hand. We fit jamb seal in the correct profile for your frame, replace the door sweep, and reset an adjustable threshold so it seals without dragging the sweep to pieces. Rotted sill wood is rebuilt before new seal goes on.
Frame and slab repair
Split jambs, forced frames and holes punched through a hollow-core slab are repairable more often than people expect. We reinforce the jamb behind the strike with a steel plate and long screws, patch and refinish the damage, and reset the frame square. We recommend replacement when the slab is delaminating or the jamb is rotted through.
Closers and commercial hardware
On commercial and multi-unit doors we adjust the closer arm for sweep speed, latch speed and backcheck so the door shuts fully without slamming. Leaking closers are replaced rather than topped up. We also service panic hardware, floor pivots and hold-open arms, and set closing force light enough to stay comfortable to use.

How fast can you get here?
We are available 24/7 and can dispatch immediately for a door that will not close or lock securely. For less urgent repairs, we can usually arrange a same-day appointment. Call and tell us what the door is doing so we can confirm the estimated arrival time.
Do you repair doors or only replace them?
We repair first. Sticking, dragging, drafty and non-latching doors are usually a hinge, strike, sweep or frame issue that costs far less to correct than a new door. We recommend replacement only when the slab is delaminating, the frame is rotted through, or the damage is beyond what a reinforcement plate and refinishing can hold.
Can you fix a door after a break-in?
Yes. We secure the opening first so the property is closed up, then repair the frame, replace the strike area with a reinforced plate and long screws, and fit new locking hardware. If the jamb or slab cannot be brought back, we install a replacement door. We document the damage for your insurance claim at no charge.
Do you work on commercial doors as well?
Yes. We service storefront entrances, office doors, back-of-house steel doors, apartment and condo common-area doors, and the closers, panic bars and hold-opens that go with them. Commercial work can be scheduled outside business hours so your entrance is not out of service while customers or tenants are coming through.
My door is drafty. Is that a repair or a replacement?
A repair may be enough. We check the weatherstripping, sweep, threshold and the frame perimeter to find where air is getting through. The condition of the door and the available parts determine the work and timing; a draft alone does not mean the whole door needs replacing.
What warranty do you give?
Every repair carries a written warranty covering both the parts we supply and the labour to install them. It is handed to you with the itemised invoice, so you have the scope in writing. If something we repaired fails within the warranty, call the same number and we come back out to it.
