“Had a very positive experience with this company - I needed several windows recaulked quickly, and 24/7 was able to provide assistance rapidly. They sent a contractor over to have a look and provide recommendations, and the head office folks were very responsive on timing, price, and follow up. The contractor also took his time to match our existing caulking perfectly and everything looks great. Repair wait time 0–1 hr”

“We recently had a break in attempt at our business and the front storefront glass was damaged. The team responded quickly, cleaned up the broken glass, and temporarily boarded up the opening to keep the business secure. Once the custom glass was ready, Max came back and completed the storefront glass replacement professionally, including sealing the new glass and finishing everything neatly. Communication was clear, the price was fair, and the final result looks clean and secure. I would definitely recommend them for emergency storefront glass replacement in Etobicoke.”

What affects the price?
Caulking is quoted by the number of openings and how much old sealant has to be cut out. Height and access on upper floors, ladder or lift requirements, joint width, substrate condition and interior air sealing behind trim all affect the cost.

What’s included
01Finding the leak first
We inspect the frame, sash, exterior joints and visible drainage paths to understand the problem before quoting. Not every draft or water leak is caused by caulking, and a different repair may be needed.
02Removing the old sealant
Old caulking is cut out completely and the joint is scraped and cleaned back to sound material. New sealant will not bond to failed silicone, dust or damp masonry, which is why a bead run over the top of old caulking peels off within a season. The joint is dried and primed where the substrate calls for it.
03Sealing the exterior joint
We prepare the joint and select a sealant suitable for the materials, exposure and application conditions. Joint preparation, backing material and installation follow the selected product's requirements.
04Weatherstripping and interior air sealing
Sash gasket, compression seal on casements and pile weatherstripping on sliders are replaced in the correct profile so the sash pulls tight rather than being crushed. Where the draft is coming from behind the interior casing, the trim comes off and the gap between frame and framing is insulated and sealed properly.
05Doors, sills and problem areas
The same work applies to door frames, thresholds, sidelights and the joint above a bay window where water tracks in. Sills that hold water are re-sloped or re-flashed instead of being buried in sealant, since drainage always beats caulking. Interior wet-area joints get a mould-resistant sanitary sealant.

How often does exterior caulking need redoing?
There is no single interval for every window. Exposure, joint movement, materials and previous installation all matter. Visible cracking, separation or recurring leaks are reasons to arrange an assessment rather than waiting for a set number of years.
Can you caulk in the winter?
Some of it. Interior air sealing and weatherstripping can be done any time of year. Exterior joints need a dry, clean surface and a temperature within the sealant's application range, so on a cold or wet day we either use a sealant rated for low temperature or book it for a suitable window rather than applying it badly.
Will caulking fix my draft?
It depends where the draft is coming from. If air is passing between the frame and the wall, sealing that joint solves it. If it is coming through the sash itself, the fix is weatherstripping or resetting the compression on a casement. If the sealed unit has failed, no caulking will help. We identify which before quoting.
Should every gap around a window be sealed?
No, and this matters. Windows are designed to drain, and the weep holes at the bottom of the frame and certain head joints are there to let water out. Sealing them traps water in the wall, which does far more damage than a draft. We seal the joints that should be sealed and leave the drainage paths open.
Do you do commercial buildings?
Yes. Commercial window perimeters, curtain wall joints, storefront frames and door surrounds are regular work, and we can schedule around your operating hours. Upper floors are reached by ladder or lift depending on the elevation, and we confirm the access method and its cost in the quote rather than after the fact.
Is caulking worth doing before replacing windows?
Often it is the smarter first step. If the frames are sound and only the joints have failed, sealing them properly can stop the draft and the water for a fraction of what replacement costs, and it buys time to plan. If the frames themselves are rotted or cracked, sealing around them only hides the problem.
