Repairs, replacements and the right next step for your property.
A sealed unit is quoted after measuring. Width and height, glass thickness, Low-E or tint, grids, tempered glass, access and the number of units determine the price. The frame is priced separately only if inspection finds actual damage.
On-site estimate visits are free for most jobs. We confirm whether your visit is free or chargeable before booking.
The work
We first confirm the moisture is between the panes rather than room-side condensation. A failed perimeter seal leaves haze, droplets or mineral tracks inside the cavity where cleaning cannot reach.
Glass size, total thickness, spacer depth, coating and grid pattern are recorded from the existing unit and frame. The replacement is then fabricated to fit the same sash and glazing system.
We match Low-E coating, tint, spacer colour and internal grilles where they can be identified, so one replacement does not stand out from the units beside it. Options are explained before the unit is ordered.
The failed unit is lifted out, the glazing pocket is cleaned and drainage is checked. The new unit is set on fresh blocks, retained correctly and sealed without blocking the frame's designed water paths.

Drilling or venting may reduce visible moisture temporarily, but it does not restore the failed perimeter seal or the original insulating performance. Replacing the sealed unit while keeping the sash and frame is the lasting repair.
Not when the frame, sash and hardware are sound. The insulated glass unit is a separate component and can be replaced on its own. Full replacement makes sense only when the surrounding window is also rotted, cracked or badly distorted.
Usually. We record the existing tint, coating, spacer and grille pattern and match them as closely as current products allow. Older glass can have some natural colour change, so we discuss any likely difference before ordering.
The first visit is for measurement and specification. Fabrication time depends on the glass package; installation itself is normally much shorter because the frame stays in the wall. We provide the expected lead time with the quote.
No, unless the glass is also cracked or loose. A fogged unit should be replaced because its insulating performance is reduced, but it can usually be scheduled. Cracked or shattered glass follows the emergency securing process instead.
