Four different measurements can describe one commercial entrance. Learn what to label, what can remain unknown and what needs confirmation before a replacement is ordered.
At a glance
- Door leaf, frame, wall opening and clear passage describe different boundaries.
- Label provisional measurements and keep unknown dimensions visible.
- The selected system and site assessment determine final ordering dimensions.
First identify which size you are being asked for
A commercial door has several useful measurements. The moving panel, the opening inside its frame, the opening in the wall and the usable passage are different things. Sending one width and height without naming the edges measured can leave the replacement enquiry ambiguous.
Start by asking whether the proposed work concerns the leaf alone, the frame as well, or a change to the entrance. You can gather provisional information without committing to a product. Final ordering dimensions belong to the selected system and a verified site assessment, not a photograph or an assumed standard size.
Door leaf: the moving panel
The leaf is the part that opens. Its actual width, height and thickness are distinct from a size used to describe the overall opening. The Steel Door Institute's replacement measurement guidance distinguishes net door dimensions from nominal frame opening dimensions. Those terms should not be silently substituted for each other.
For an initial enquiry, describe any safely accessible panel measurement as an existing leaf measurement. Keep the tape reference visible in a sketch or photograph. Do not remove hinges, lift the panel out or open an unstable door to obtain its thickness. If a dimension is inaccessible, mark it unknown. An honest blank is more useful than a guessed order size.
Frame opening: the space within the retained frame
The frame has its own profile and surfaces. A measurement between outside trim edges describes something different from the opening that receives the door. With hollow metal frames, the technician may refer to a rabbet, the recessed part of the profile associated with the leaf. If that reference is unfamiliar, ask which surfaces are intended rather than choosing the nearest visible edges.
Record the endpoints alongside the number. A simple note such as inside frame, measured at the top is clearer than door width alone. If you cannot identify the relevant frame surfaces safely, send an overall view and leave precise measurement for the visit. The Commercial Doors field measurement form separates net door size, rough opening and the components being replaced, illustrating why these are different entries.
Rough opening: the opening in the surrounding wall
The rough or structural opening receives the frame. It may be concealed by the existing frame and finishes. Outside casing is not evidence of its size. Do not pull off trim, probe behind framing or remove glazing to find it for a preliminary enquiry.
Manufacturer instructions also depend on what is being supplied. Strongdor's measuring guide, for example, asks for structural opening dimensions for its door sets and applies its own fitting allowance. That is a product specific instruction, not a rule to use the same measurement for a replacement leaf in a retained frame. Ask which dimension the proposed supplier needs before making deductions.
Clear passage: the usable space through the entrance
The leaf width does not state how much passage remains when the door is open. The open leaf, frame and projecting hardware can affect the available space. Strongdor's clear opening explanation makes that distinction between the usable gap and the product's size.
For a property owner, the useful starting question is what the doorway must accommodate. Mention public entry, a mobility related access need, deliveries or equipment that must pass through. Do not force the leaf farther open or disconnect its closer to obtain a more favourable number. A required passage dimension and its measurement method must be checked for the actual project. This guide does not supply a universal accessible or exit door size.
Take a labelled preliminary record, not an order specification
Only measure a stable opening that can be approached from the floor without blocking other users. Keep clear of damaged glass and moving panels. Ask staff to leave the task for the technician if safe access is uncertain.
Use a separate line for each observation:
- Name the opening, such as the front customer entrance or rear staff door.
- Identify the measured item: leaf, inside frame or another clearly described boundary.
- Put width before height and state the units beside every value.
- Where safely accessible, record widths at the top, middle and bottom, and heights at the left, centre and right.
- Retain differing readings with their positions. Do not average them into one apparently exact size.
- Mark a value approximate, verified or unknown, according to what was actually established.
These notes let the assessor see uncertainty rather than lose it through rounding. They are not instructions to fabricate a door from the smallest reading. A tape held diagonally or against a projecting fitting can also produce a number that does not describe the intended boundary; repeat a doubtful observation only if doing so is safe.
Treat paired doors and floor references separately
For a pair, record each leaf separately and explain which one normally opens. Do not divide the combined width in half: the leaves may differ. Identify a centre post or overlapping detail in the photograph without removing it. A combined opening measurement does not establish the everyday passage through one leaf.
For height, say whether the lower reference is the floor, the top of the threshold or the bottom of the panel. Mention a planned flooring or threshold change before dimensions are approved. Do not subtract a gap yourself to make an existing reading resemble a catalogue size. The replacement assessment needs the intended finished condition as well as the present one.
Choose the next step from the replacement scope
If the frame will remain, the assessment needs to confirm that the replacement suits that frame and its hardware preparation. Width and height alone cannot establish that match. Our commercial door hardware identification guide covers component identification, a separate task from recording opening dimensions.
If the frame or surrounding opening may change, start with commercial door installation. If the complaint is dragging or failed latching and replacement has not been established, request commercial door repair first. For a glazed shop entrance, storefront door repair covers the moving entrance rather than only its fixed side glazing.
Ask the assessor to confirm which measurements govern the proposed order and what remains to be verified. Ontario's Building Code accessibility guidance describes requirements for new construction and extensive renovations. The applicable accessibility and exit requirements need project review; copying an old door's dimensions does not decide them.
Commercial door measurement questions
Should I send the old door size or the opening size?
Label whichever you have and ask which is needed for the proposed scope. A leaf replacement and a complete framed unit do not use an interchangeable measurement record.
Can I measure the rough opening without removing trim?
Only if its actual boundaries are already visible and safely accessible. Otherwise record it as unknown. Do not dismantle the opening for an initial enquiry.
Should I reduce my measurement to leave a fitting gap?
No. Record the observed dimension and its reference. The selected system's ordering instructions and site assessment determine any allowance.
Does a standard door size confirm accessible passage?
No. Product size and usable passage are different. The opening's purpose, configuration and applicable project requirements need assessment.
What if the width changes from top to bottom?
Keep the readings and their locations. Report the difference without averaging it away or trying to straighten the frame yourself.
Can I measure one leaf and copy it for a pair?
Do not assume the leaves match. Identify each one separately, including which normally operates, and leave inaccessible measurements for the technician.
Do I need detailed hardware measurements before calling?
No. An overall view and labelled provisional dimensions can start the enquiry. The technician confirms the preparation needed for the selected replacement.
Should I remove a heavy door to measure it accurately?
No. Leave removal and handling to the installation assessment. Do not disturb support, glazing or exit hardware to complete a measurement sheet.
