Define what the commercial opening needs to do
Commercial door installation starts with the purpose of the opening. A public entrance, staff passage, service-room door and delivery-side pedestrian entrance can have different operating arrangements. Tell us whether the project replaces an existing leaf, replaces the complete frame and door, or introduces an opening within an approved renovation. The proposed work should follow the actual construction and project requirements rather than treating every business door as a larger version of a home entrance.
Door N Window provides door and window repair and replacement for commercial and residential properties throughout the GTA. We are insured and WSIB Covered, with 24/7 availability and same-day service available. For a planned installation, assessment, equipment selection and coordination establish the work sequence. Describe the location, property use and authorized contact when arranging a visit. A booking does not establish that every new assembly can be supplied or installed during the first attendance.
Decide whether the existing door can be repaired
Replacing the complete opening is not automatically necessary because a door scrapes, slams or fails to latch. The fault may involve support hardware, alignment, the closer or the interaction between a latch and its strike. An assessment can distinguish those issues from a damaged leaf, unsuitable frame or opening that no longer supports the intended use. Our commercial door repair guide explains the repair route when restoring the existing assembly is practical.
Installation becomes a separate proposal when a replacement leaf or frame is needed or the intended operating arrangement changes. Record why the replacement is being considered, including repeated mechanical faults or damage identified during inspection. A new leaf does not correct every problem in a retained frame. Equally, a worn handle does not by itself justify replacing the surrounding wall opening. We discuss which components can stay and which require work before the authorized contact approves the scope.
Leaf replacement and complete frame replacement
A leaf-only order must match the retained frame's support and hardware preparation. If the frame changes too, establish how it is attached to the wall and which finishes must be ready. Some products are intended for a completed interior partition; others are installed with the surrounding wall construction. Allegion's frame installation guidance distinguishes these arrangements for its named frame series. That example is not a rule that every replacement frame can slip into a finished wall.
Ask the proposal to identify the frame type, retained wall condition and any opening preparation before supply. Agree who reinstates finishes and who confirms the opening is ready if another contractor changes the wall or floor. A replacement available for delivery is not necessarily ready to fit into an unfinished opening. If the scope retains the frame, its condition and preparation must be checked before the new leaf is ordered. Keep removal and temporary access arrangements agreed so the business is not left relying on an old door already taken out.
Measure and record the existing opening
Provide a safe photo of the complete doorway and any available project information before the visit. On site, the door, frame, surrounding support and finished floor need assessment. Record the intended opening direction and hardware arrangement with the authorized contact. If the business has several similar-looking doors, identify each opening separately. Matching appearance does not establish identical dimensions, condition or preparation, particularly where previous renovations have changed individual entrances.
Measurements and hardware details are confirmed for the proposed assembly before fabrication or ordering. Customer photos and approximate dimensions help prepare an enquiry; they do not replace that assessment. Existing drawings can be useful but should be checked against what is present. Tell us about planned floor, wall or glazing changes that could affect fitting. If the building work is still changing the opening, identify who will confirm it is ready so components are not ordered against an unfinished arrangement.
Choose a door construction suited to the use
Commercial installations can involve metal pedestrian doors, glazed aluminium entrances and other appropriate leaf and frame arrangements. The construction should suit the opening, exposure, intended use and project requirements. A public entrance with glazing and daily customer traffic is different from an internal staff passage. Describe how people use the opening, whether deliveries pass through and whether the door is interior or exposed to outside conditions.
Discuss the finish, glazing, supported hardware and any identified performance requirements before equipment is selected. An attractive finish alone does not establish compatibility or suitability. Where a labelled assembly is required, its documentation and related components need consideration as a complete system. We do not infer a fire rating from a metal skin or add an unverified rating to a replacement proposal. The project specification and actual opening determine what needs to be supplied, retained or coordinated.
Plan hinges, pivots and closing hardware
The door needs suitable support and a closing arrangement appropriate to its design and use. Existing hinges or pivots may be retained only where their condition and compatibility support the replacement scope. A changed leaf or hardware arrangement can also change preparation and fixing requirements. Identify those details before fitting rather than expecting every component from the old door to transfer unchanged. The installation plan should explain the support and closing work included.
A closer needs assessment alongside the door movement and latching sequence. Where a powered operator is planned, the mounting, activation and connected controls are another coordinated part of the opening. The power door opener installation guide explains that planning. Staff should know whether the project includes manual closing hardware, an operator or separate provider work. Installing a door that swings does not by itself complete the closing, securing and operating arrangement agreed for the business.
Select locks, handles and exit hardware together
The hardware schedule should state what a person does from each side: pull, push, release a latch or use an authorized access device. Identify retained hardware by opening, not simply as all existing handles. Include mounting preparation, intended keying and the provider responsible for connected access. Confirm who approves the arrangement before ordering; a different trim or lock function can change the preparation even when the door size stays the same.
For an opening with exit hardware, record the relevant project requirements and assess the complete operating arrangement. Our panic bar installation guide explains device planning and preparation. Connected locks and readers may also need coordination with the property's security provider. Do not assume a new door or lock can be connected without confirming responsibilities. Keep access credentials out of the repair enquiry; the project scope should identify the provider and work required without disclosing private security settings.
Glazed entrances and the surrounding storefront
A door installation can involve a moving glazed leaf while adjacent fixed panes remain in place. Identify which glazing and support belong to the door and which belong to the surrounding storefront. Damaged side panels, retaining material or neighbouring frame sections may require separate work. The site assessment should distinguish those parts so replacing the moving door is not described as replacement of every glazed component around the entrance.
The glazing specification, preparation and support need confirmation for the intended assembly. Do not infer glass construction or hardware preparation solely from a photograph. If the scope includes surrounding business glazing, storefront glass replacement and commercial glass repair explain those repair paths. Temporary securing and permanent replacement may be separate stages after damage. Any remaining opening or glass work should be clear before the new entrance is treated as a completed project.
Manage access while the old opening is removed
Tell us about trading hours, staff routes, customer access, deliveries and building-management restrictions. Work may need a planned access period and suitable protection around the affected opening. The responsible property contact should establish how people reach and leave the building while work proceeds. A project booking alone does not establish that the entrance can remain open to traffic during removal or fitting. Required exit and accessible entry arrangements need consideration for the actual site.
Identify who authorizes temporary securing if a damaged door must be removed before permanent components are ready. An exposed opening may require a separately agreed protection stage. If an entrance cannot be safely used, avoid directing people through it to maintain ordinary trading. Discuss storage, delivery access, surrounding finishes and removal of agreed old components before the visit. These practical arrangements help define the work without promising an installation can be completed around every business schedule or uninterrupted access requirement.
Coordinate wall, floor, power and security work
The proposed door scope should identify surrounding work that affects fitting or operation. That can include opening preparation, floor finishing, power supply or an access-control change managed by another provider. The project contact needs a clear account of responsibilities and when the relevant work will be ready. A door quotation should not leave staff assuming that every trade or building change is included simply because it touches the entrance.
Where drawings, permits or a project specification apply, provide them for assessment and identify the responsible project contact. Raise changes to the doorway's use, opening direction or surrounding construction before ordering. At handover, identify work still awaiting another provider alongside the completed door installation.
Check the finished opening and explain the handover
Completed checks follow the agreed assembly and work. They should consider door movement, support, closing, latch engagement and the installed hardware. Glazing and connected controls included in scope need their relevant checks and coordination identified. Explain any restriction or remaining part of the project to the authorized contact. A temporary holding arrangement, an unfinished control connection or a separate glazing task should not be described as a completed installation.
Keep the equipment and hardware instructions available for the people managing the entrance. Staff should understand its normal operating arrangement, how to report a changed response and who manages connected security or power equipment. Do not resolve a returning fault by forcing the door or disabling a device. Where a component needs further assessment or a planned service visit, record that next step. A useful handover connects the installed door to the way the property will use and maintain the opening.
A real replacement account with its scope preserved
Snappers Fish Market's original review describes a door replacement with its brass handles transferred to the new door. The documented commercial door replacement page preserves that retained-hardware account. It helps illustrate the decision to retain suitable components; the specification for another business still needs its own assessment. The separate original closer excerpt below concerns related hardware work.
Where the existing business opening is steel with a hollow metal frame, commercial steel door repair and replacement explains the condition assessment before fitting is planned. Confirm which leaf, frame and hardware components are suitable to retain rather than decide the supply scope from a nominal door size alone.
