“Great company … excellent work repairing my door . The problem with the door was an interior bolt so a picture wouldn’t show anything .. but it was not an easy fix … all was done in a timely and skilled fashion! My building is located in Scarborough. The door was a commercial fire exit door.”

“Great service which fixed my malfunctioning sliding patio door lock. They were able to reduce their original quoted price which made the service more reasonable. The tech was courteous and knowledgeable, but had to return on a separate day due to an incompatible lock mechanism. He visited the very next morning and completed the repair quickly. Thanks for all your help! Highly recommend- 5 stars!”

The floor, the operating part of the device and the applicable opening requirements all matter. Learn what to record before a panic bar is replaced or moved.

At a glance

  • Record the finished floor and the operating part being measured.
  • Confirm the applicable Ontario requirements and device instructions.
  • Assess release and closing as well as the mounting position.

Start with the applicable Ontario requirement

Ontario's Ministry of Municipal Affairs and Housing identifies a mounting range of 900 to 1,100 mm above the finished floor for door release hardware in its overview of the 2024 Building Code changes to Articles 3.3.2.7 and 3.4.6.16. The same overview identifies a panic hardware width requirement of at least half the door width. These are useful starting references, not instructions to drill a particular door or a determination of the rules applicable to every existing opening.

The source is the Ministry's Part 3 code-change presentation, page 63. The presentation directs users to the official code and regulations for complete requirements. Before installation or alteration, confirm the applicable rules, the approved project documents and the identified device instructions. Our panic bar installation service begins with the opening and its existing hardware, rather than assuming one mounting dimension suits every job.

Height is not the distance to any convenient edge

A photograph may show the top of a cover, the centre of a mounting screw and the part a person actually presses at different heights. Those are not interchangeable measurement references. Identify what the relevant requirement and the manufacturer's template measure before recording a pass or fail. Copy the device model if it is visible without removing a cover. An uncertain mark on a photograph is a reason to ask for verification, not a reliable installation datum.

Record the measurement method alongside the number. A note that says only bar height leaves the next person guessing which part was measured and from where. A clearer record identifies the door, the side being viewed, the finished floor reference and the operating part or template reference used. If the device cannot be safely approached, leave the dimension for the technician instead of estimating it from a wide-angle image.

Measure from the finished floor condition

The finished floor is important because flooring work can change the relationship between an existing device and the walking surface. If a door was installed before a later floor finish, an old drawing or a dimension from the underlying structure may no longer describe the finished opening. Tell the assessor about known floor alterations. Do not assume that the height recorded when the hardware was first fitted is still the height a person encounters today.

Entrances may also have thresholds, changes in level or different finishes on either side. Record those conditions and ask which reference applies to the required assessment. Loose mats and temporary protection should not silently become the measuring reference. Where the floor condition is unclear, identify that uncertainty in the site record. The repair scope can then state what needs confirmation before any component is moved.

Understand which exit device is installed

A rim device, a surface vertical rod device and a concealed arrangement do not share a single universal preparation. The visible touchpad or crossbar is only part of the system. The mechanism must work with its latching points, receivers, door preparation and any outside trim. Moving the visible part without considering the rest of the arrangement can create further work and leave the original operating problem unresolved.

Use the manufacturer's instructions for the identified model and configuration. The Allegion template directory illustrates why hardware documentation is model-specific: different devices and door constructions have their own preparation documents. A template found for a similar-looking bar should not be used to alter the existing opening. The technician needs to establish that the document actually belongs to the selected equipment.

Do not copy a dimension from an unrelated jurisdiction

Online answers often combine Canadian requirements, United States accessibility guidance and a manufacturer's usual installation dimension. They may describe different questions. A product illustration can show a preparation dimension without determining the regulatory requirements of a Toronto property. Similarly, a code summary from another jurisdiction should not be treated as the authority for an Ontario alteration.

Keep the source of each dimension explicit. Ask whether it comes from the applicable code, approved project information, a manufacturer's template or an existing field measurement. These records should be reconciled before work proceeds. If they appear inconsistent, flag the discrepancy for the responsible professional or authority. Selecting whichever number is most convenient does not resolve it.

Replacing a device is different from moving it

A replacement may be proposed because a mechanism is damaged, unsuitable or no longer operating as intended. Moving a device raises additional questions about preparation, latching, trim and the surrounding door. Existing holes, reinforcement and previous modifications need assessment. A proposal should distinguish replacement in an established configuration from work that changes the operating position or preparation.

This distinction is especially important when there are labels or documented requirements for the door assembly. Do not drill new holes, remove labels or cover old preparation as a trial correction. Ask how the proposed work relates to the identified opening and what information must be confirmed first. Where the leaf or frame also needs attention, commercial door repair should be considered as part of the scope rather than assuming the bar can be treated independently.

Height alone does not establish usable operation

A device can be positioned at a plausible height and still fail to release the door as intended. The condition of the mechanism, latching points, alignment and adjacent hardware also matters. Describe whether the bar moves, whether the latch releases and whether the leaf opens through its normal movement. Only observe ordinary use when the opening is safe; do not apply unusual force or repeat a failed test on damaged hardware.

The return cycle also deserves attention. After the door opens, does it return and latch, or does it remain partly open? A separate commercial door closer repair may be relevant when the closing stage is faulty. Adjusting the bar's height will not, by itself, diagnose a closer, support or alignment problem. The assessment should connect the reported symptom to the component that actually needs work.

A useful measurement and photo record

Begin with the entrance reference used by the property. Include a view of the full door and frame, the visible device and any label that can be read safely. Record the floor reference and the point measured on the operating hardware. Keep an approximate observation separate from a verified dimension. If the opening is part of a pair, identify which leaf was measured and what each leaf normally does.

Include the ordinary function of the entrance, any recent floor or door work and the symptom that prompted the enquiry. Do not photograph access codes, keys or unrelated occupant information. A dimension without the opening context can be misleading; a concise record allows the repair team to connect the requirement, the device and the condition. Staff can gather useful context without removing a cover or operating a damaged mechanism.

What to ask before approving an alteration

Ask the proposal to identify the device, the intended configuration and the requirement being used for the height decision. It should explain what remains in place, what changes and whether the door preparation needs further assessment. Any dependency on project documents, manufacturer confirmation or another responsible party should be stated before the work is treated as ready to install.

Also ask how the result will be checked. The handover should address the operation that led to the repair request, not just present a new height measurement. Keep records of the component used, the observed release and closing functions, and any limitations or follow-up. A photograph of a newly fitted bar is useful documentation, but it is not a substitute for the required assessment of the opening.

Questions about panic bar height

Is 900 to 1,100 mm a universal instruction for every door?

No. It is the range identified in the Ministry's code-change overview for the cited door release hardware provisions. The actual opening still needs the applicable code, project information and device instructions checked. Existing conditions cannot be approved from this article.

Should I measure to the top of the cover?

Do not assume that the cover edge is the correct reference. Confirm the operating part or measurement datum required by the relevant instruction and record exactly what was measured. A technician can verify an unclear reference during assessment.

Can a flooring change affect the recorded height?

Yes. The relationship to the finished walking surface may change after flooring work. Tell the assessor which finish changed and provide available records. A dimension copied from an earlier stage of construction may need verification.

Can we move a bar slightly to make it easier to reach?

Do not treat relocation as a simple adjustment. It may affect preparation, latching points, outside trim and the identified assembly. Have the intended change assessed before making new holes or altering the hardware.

What if the height looks right but the door will not open?

Report the operating sequence and stop forcing the mechanism. A latch, receiver, alignment or another hardware condition may be involved. The fault needs assessment independently of the height measurement.

Can the same template be used on every exit device?

No. Confirm the manufacturer, model, device arrangement and door construction. Use the corresponding instructions and check them against the applicable project requirements before preparing or altering the opening.

Does the bar need to span the entire door?

Do not select a device by appearance or by cutting it to an assumed length. The Ministry overview identifies a width requirement as well as a height range, and the selected manufacturer's permitted configuration also matters. Have both checked for the opening.

What should we do if an exit is damaged or unsecured?

Keep people away from unstable hardware and follow the property's procedures for a compromised exit. Call our 24/7 line to describe the opening and arrange assessment. Do not block or disable exit equipment to compensate for the fault.
