Fire-rated work is quoted after the opening is surveyed. Rating and size, whether the frame is being replaced, vision panels, the hardware set, and whether the door has to be ordered to a non-stock size are what determine the price.
On-site estimate visits are free for most jobs. We confirm whether your visit is free or chargeable before booking.
The work
We inspect labels, visible modifications, clearances, hinges, closing action and latching. Missing identification or altered components need assessment against the assembly documentation and applicable requirements before we recommend repair or replacement.
Doors are supplied with the rating label intact, in the size and rating the opening calls for, along with a labelled frame where the existing one is not rated or has been damaged. Steel and mineral-core wood slabs, with or without a rated vision panel in wired or ceramic glass, are all available.
Rated openings need hardware that suits them: steel ball-bearing hinges, a latching lockset rather than a passage set, an approved self-closing device, and where the door is part of a pair, a coordinator so the leaves close in order. Hold-open devices must release on alarm rather than being wedged or hooked back.
The frame is anchored to structure, the door is hung on the full complement of hinges, and clearances are set within the tolerances the assembly was tested to. We do not cut down a rated slab or field-modify it in ways that void the label. Where an opening will not accept a stock door, we order the door to size.
The finished door is released from the fully open position and from a narrow opening, and it has to close and latch on its own both times without a push. Closer sweep and latch speed are set to make that happen against the weatherstripping and the air pressure in the building, then we cycle the door again.

The requirements depend on the building and the particular opening. We assess the existing door and confirm the required specification before quoting. Where code interpretation or approval is needed, check with your local building authority; not every garage-to-house opening has the same requirements.
Sometimes. Suitable hardware repairs or adjustments may be possible, but damage, alterations or missing identification need closer assessment. We check the assembly and manufacturer's documentation before recommending an appropriate repair or replacement.
The whole assembly, not the slab alone. The rated door, the rated frame, the hinges, the latching hardware, the self-closing device and the clearances around the door were all tested together. Change one element, prop the door open, or leave it unable to latch, and the assembly no longer performs the way it was tested.
Yes, within limits set by the door rating. Vision panels use wired glass or a rated ceramic glazing in a labelled frame, and the maximum size of the panel depends on the rating of the door. The panel has to be factory-fitted or installed in a listed kit, so we order the door with the glazing rather than cutting into it later.
Yes. Stairwell doors, corridor doors, garbage and mechanical room doors and suite entrance doors are regular work, and we coordinate access with property management. Openings are done one at a time and secured before we leave for the day, so a corridor is never left with an open doorway overnight.
A slab and hardware swap into a sound rated frame is usually a single visit of a few hours. Replacing the frame as well is a longer job, since the opening has to be squared and the frame anchored to structure before the door is hung. Non-stock sizes and ratings have to be ordered, which adds lead time before the install date.
