The first visit builds the list: every opening, its hardware, its condition and where it sits. Without that, maintenance is guesswork and nobody can tell whether the same door has been repaired three times. The inventory is yours to keep, and it makes every later visit and every quote faster to read.
We check closing action, alignment, loose fixings and visible wear. Adjustments and replacement recommendations follow the door's condition and the hardware manufacturer's requirements.
We check locking, latching and release operation, then identify wear or misalignment. Cleaning, lubrication and adjustments are appropriate to the particular hardware, with replacement parts quoted where needed.
We inspect activation, door movement and safety functions appropriate to your system. Servicing follows the operator manufacturer's requirements. We report faults and discuss the repair or replacement options before paid work.
Cracked panes, failing sealed units, perished gaskets, blocked weep holes and split exterior caulking are all recorded and priced. Catching a chipped pane before the temperature swing turns it into a crack across the panel is the cheapest glazing decision available, and the same applies to seal replacement before water starts tracking inside.

It depends entirely on traffic. A high-cycle retail or lobby entrance benefits from a couple of visits a year; a back-of-house door in a low-traffic office can go much longer. Rather than sell a fixed cycle to every opening, we set the interval per door group after the first inventory, so the busy ones get seen and the quiet ones are not padding the invoice.
We agree the openings and checks in advance, including door movement, hardware, locking, glazing and seals. Any servicing or adjustments depend on the system and agreed scope. Additional repairs and parts are quoted before paid work begins.
No. Regular checks can catch developing faults, but they cannot prevent every failure, break-in or storm-related problem. Our 24/7 emergency dispatch remains available whenever an entrance needs urgent attention.
Yes, and multi-site is where the reporting earns its keep. Each location gets its own inventory and visit record, and you get a view across all of them, which surfaces patterns a single site never shows: the same operator failing everywhere, or one location burning through hardware because the doors were specified wrong at fit-out.
Yes, and that is the part worth checking in any maintenance vendor. A report where everything needs replacing every visit is a sales document, not an inspection. Ours separates what was adjusted, what genuinely needs a part now, and what is worth watching but does not need money spent this year.
Not always, but often it is easier for everyone. Adjusting a closer or a strike takes minutes and can happen during the day with the opening briefly coned off. Anything that puts an entrance out of use, or that means a technician working in a lobby at rush hour, is better booked early, late or on a weekend.
