The problem with the door was an interior bolt so a picture wouldn’t show anything .. but it was not an easy fix … all was done in a timely and skilled fashion! My building is located in Scarborough. The door was a commercial fire exit door. Repair wait time 1–2 hr”

“Max was knowledgeable and honest about his work. We had a window crank that was loose and not properly working. Price was more than reasonable (I paid half of what the condo maintenance guys had quoted!!) And the patience of these guysssss!! Parking was horrendous in downtown toronto and he had to drive around for at least half an hour before parking. Thank you!!!”

“I live in a condo at downtown Toronto. There has been an issue with the sliding glass door to the master washroom (stuck to the floor near the end of the track). I found Build and Fix Ltd through Google search. They were very responsive and scheduled the initial onsite visit very quickly. The technician Olex showed up on time and identified the issue immediately and scheduled the actual repair in two weeks time (as it is not an urgent issue). Today he showed up as scheduled and did an excellent job fixing the sliding door. I am extremely happy with the results. Will definitely use them for future fixes and repairs.”

Lobby entrances, vestibules, mail rooms, garbage rooms, gyms, party rooms, garage man-doors and stairwells all run on hardware that fails quietly until it does not latch. We service closers, pivots, exit devices, electric strikes and locks throughout, and reglaze common-area panels without pulling the framing apart.
Unit doors and balcony sliders
Suite entry doors, balcony sliding doors and unit windows are handled with the resident in the loop. Rollers, tracks, interlocks, cranks, balances, locks and sealed glass units are all serviceable in place. Where several units on a stack have the same fault, we attend them in one run rather than one dispatch each.
One coordinated work list
Send us your deficiency list so we can plan the inspection, access and repairs together. We record completed work, parts to order and any follow-up visits needed, with a clear scope for your approval.
Access, elevators and residents
We book the service elevator, sign in with the concierge, and coordinate with the superintendent for keys and unit access. Where a resident has to be home, we contact them directly with a window so your office is not relaying times. Buildings with fob or intercom systems are set up before the visit, not on the doorstep.

Can you invoice per building instead of one lump sum?
Yes, and it is how most portfolios need it. We can bill per site, per building or per unit, and carry your work order or purchase order reference on every line so it reconciles against your system without anyone rekeying it. Consolidated billing to head office is equally fine if that is what your accounting prefers.
How do you handle access to occupied units?
We coordinate with your office, superintendent or residents as agreed. Before the visit, we confirm the appointment window and access arrangements. Your management team remains responsible for any required entry notices and permissions.
A board wants three quotes. Can you scope the work that way?
Yes. We quote in enough detail that a board can compare it against others line by line, including what hardware is specified and what condition the frames are in. Where a cheaper scope will not last, we say what it leaves out rather than quietly matching a lower number and coming back for the rest later.
Who pays when a unit door is damaged, the owner or the corporation?
That depends on the declaration and where the damage falls, and it is not our call to make. What we can do is document the damage clearly, quote it as a discrete item, and invoice whichever party you nominate. We keep the door working in the meantime rather than leaving a suite unsecured while the question is settled.
Do you attend after a break-in in a common area?
Yes. We can dispatch immediately, 24/7, to assess the damage and make the entrance safe. We document the damage and distinguish emergency securing from permanent repairs in the report. Any additional requirements depend on your insurer and policy.
Can you do an annual walk of the building and price the deficiencies?
Yes. A walk gives you a written list of every door, closer, lock and glazed opening that needs attention, sorted by whether it is a safety issue, a coming failure or cosmetic. Boards find it useful at budget time, because it turns a vague line item into a costed list they can approve in stages.
