“Great company … excellent work repairing my door . The problem with the door was an interior bolt so a picture wouldn’t show anything .. but it was not an easy fix … all was done in a timely and skilled fashion! My building is located in Scarborough. The door was a commercial fire exit door. Repair wait time 1–2 hr”

Lobby entrances and vestibules
The front doors take the traffic and the wind load, and they are what a visitor judges the building on. We service pivots, closers, floor springs, locks and card-reader strikes, reset the vestibule pair so they do not fight each other in a gale, and reglaze cracked or fogged lobby panels without stripping the framing.
Exit devices and stairwell doors
An exit device has to let go with a single motion, every time, and without anyone needing to know a trick. Panic bars that stick, doors that no longer latch into their frames and coordinators that let the wrong leaf close first are all corrected. Stairwell and service doors get their closers set so they latch under their own power.
Tenant suite doors
Suite entrances get hit hardest at turnover. We rehang dropped doors, replace worn hinges and cylinders, rekey or master-key a suite for a new tenant, and repair frames where a mover has taken a corner out. Work inside an occupied suite is booked with the tenant directly if you would rather not sit in the middle.
Interior glazing and partitions
Glass partitions, sidelights, meeting room walls and interior doors are all reglazed in place. Interior openings are covered with lighter material while the replacement is made, so a meeting room keeps its separation rather than being taped off. Safety glazing goes back where the code requires it, which is most partition glass.
After-hours and weekend access
We coordinate entry, freight elevator bookings and floor access with your building contact. Several jobs can be planned together; we confirm the appointment windows and any follow-up visits required before starting.
Reporting a building can file
Each visit comes back as a list: what was found, what was fixed, what needs a part, and what should be watched. Photographs are included. That is the document a facilities lead can attach to a budget request or hand to an owner, and it is detailed enough to sit in an insurance file unedited.

Can you work after hours so tenants are not disturbed?
Yes, and for most building work it is the sensible option. Evenings, early mornings and weekends are normal scheduling for us. What we need from you in advance is the after-hours access route, whether security has to let us in, and whether the freight elevator needs booking. Out-of-hours attendance is priced differently and we confirm that when we quote.
A stairwell door will not latch. How urgent is that?
Report it to your building contact promptly and call for an assessment. We inspect the door, closer, hinges and latch to identify the fault. The repair and timing depend on the damage and any parts needed; do not wedge the door open or disable its hardware.
Who is responsible for a suite door, us or the tenant?
The lease decides it, and it varies more than people expect. What we can do is quote the work clearly enough that the split is obvious, invoice whichever party you nominate, and copy both on the photographs and the scope. We would rather get the door working and let the parties settle the accounting behind us.
Can you rekey a floor when a tenant moves out?
Yes. Suite cylinders can be rekeyed to a new key so every old key is dead, and we can build or extend a master system so building staff carry one key while tenants stay restricted to their own suites. Restricted keyways are available where you want control over who can have copies cut.
Our lobby door slams in the wind. Is that a closer problem?
It can involve the closer, hinges, door alignment or air pressure across the entrance. We inspect the complete opening before recommending an adjustment or replacement. A closer is not a substitute for a suitable door stop.
Do you handle emergencies in a building at night?
Yes. Call for immediate emergency dispatch, day or night. We prioritise making the entrance safe and explain the temporary securing and permanent repair options. We confirm an estimated arrival time when you call.
