“I’m the owner of a general contracting company. My clients needed a crank replacement for their large kitchen window. I must say I am quite impressed with the front office and the quick/efficient correspondence. I spoke with both Carol and Mary who made me feel confident that the scope of the job was understood. Scheduling was straightforward and simple. My technician Tal was polite, knowledgeable and completed the repair a lot faster than I expected. Honestly, 10/10 experience. I would recommend to any fellow general contractor or homeowner. (Photos show before and after)”

“I called Build and Fix when I found that I could not open my back French doors this Spring! One side had dropped down considerably. I called and Max came over to look at the situation . It required taking the doors off and re-positioning them. We booked a convenient time and he came over virtually at the end of the day due to a longer spot before me but he stayed, completed the job even though it was 7:30 when he left. He was professional, cheerful and left the site immaculate. Mary at the front desk was my go to with questions and she too was always both helpful and on top of things. Communication with them was terrific. You never waited. The job was done definitely to my satisfaction. The price was reasonable . I’d definitely recommend using them for your needs!!!!”

“We hired this company to fix water leaking from the window frames in our new house whenever it rained. Manny gave us a very reasonable quote, and we were extremely satisfied with the quality of the work. The technician was very professional and clearly knew what he was doing, which gave us a lot of confidence throughout the process. The new caulking was done so neatly and professionally that it can’t even be compared to the previous work. Everything was finished cleanly and carefully, and we were so happy with the results that we even recommended the company to our neighbors.”

“We recently had a break in attempt at our business and the front storefront glass was damaged. The team responded quickly, cleaned up the broken glass, and temporarily boarded up the opening to keep the business secure. Once the custom glass was ready, Max came back and completed the storefront glass replacement professionally, including sealing the new glass and finishing everything neatly. Communication was clear, the price was fair, and the final result looks clean and secure. I would definitely recommend them for emergency storefront glass replacement in Etobicoke.”

Guides

Record changes in the actual opening, keep people clear of unsafe glazing and prepare the right repair enquiry. Glass, retention and door hardware need distinct assessments.

At a glance

  • Record the actual opening and observed change.
  • Keep people clear of damaged or unstable glazing.
  • Distinguish glass, retention and door-hardware work.

Start with the opening, not an assumed cause

A business entrance brings several components together: glazing, the surrounding frame, retaining details and, where the glass moves, the door's support and hardware. One symptom can involve more than one component. A door that hits its frame may have an operating fault even when its glass remains clear; a cloudy fixed pane may have a glazing fault while the entrance beside it works normally. Record which opening is affected and what changed before deciding what to replace.

This guide helps an owner, manager or staff contact prepare a useful enquiry without dismantling or testing damaged glazing. It does not provide an installation procedure or establish that every opening uses the same construction. Door N Window provides residential and commercial door, window and glass repair and replacement throughout the GTA. We are insured, WSIB Covered and available 24/7, with same-day service available. The proposed work depends on assessment of the actual assembly, suitable parts and practical access.

Cracks, fragments and movement call for a safe boundary

A crack, shattered pane or visibly unstable glazing needs people kept clear. Consider both sides of the opening, not only the side from which damage was noticed. Staff, customers and adjoining occupants may approach it from different routes. Do not press on a crack, tap the glass to test it or pull at loose retaining parts. Tell the authorized property contact which area is affected so access and the appropriate next action can be arranged.

Photographs can help prepare a repair visit when they can be taken from a safe position. An image should not require moving debris, standing beneath damaged glazing or forcing the door into a different position. If there is an immediate threat to people or an incident is still underway, contact the appropriate emergency service first. For repair enquiries, explain whether the opening is exposed and whether the area can remain controlled while the assessment is arranged.

Record a symptom in a way another person can identify

Use a clear opening reference in the business's own records: the front fixed pane beside the entrance, the inner vestibule door or another specific location. Do not rely on a phrase such as broken front glass if several panes are present. Note when staff first observed the change and what they saw. Separate a witnessed impact from an assumption about how a crack occurred. The repair enquiry needs accurate observations rather than an invented incident account.

A useful description says whether the glass is fixed or moving, whether it is cracked or shattered, and whether the surrounding parts appear displaced. Include known changes in closing, latching or water entry. Available product records and previous repair information can help the technician understand the installed arrangement. Leave investigation of hidden components to the assessment. A photograph of the complete opening and a safe view of the symptom usually explain more than an isolated close-up.

Loose retention is different from a mark on the glass

Glazing needs suitable support and retention within the identified system. Report a retaining part that appears displaced, a change in the gap around the panel or movement noticed during ordinary use. Do not create movement to prove the complaint or try to tighten unfamiliar parts while the pane remains in place. The relevant attachment, frame condition and glazing construction need assessment together before a correction can be agreed.

A repair proposal should explain whether the surrounding preparation is suitable for the replacement and which components need work. A new pane alone is not proof that a distorted frame or missing retaining detail has been corrected. Our commercial glass repair service covers that broader assessment. Ask for retained components, changing parts and any connected work to be identified so the business understands the limits of a glazing-only appointment.

A door that drags or slams has an operating complaint

When the damaged glass belongs to a moving door, describe its normal operation as well as the glazing. Explain whether the leaf catches, closes differently or fails to latch. Support, alignment, pivots, hinges, closers and locking arrangements can affect that movement. Do not use repeated force to make it work or compensate for an unidentified fault by changing settings. A clear pane and an operating entrance are different parts of the repair assessment.

The commercial door repair service covers related mechanical faults. If the door uses a powered operator or activation device, describe the expected action and observed fault without disabling protective functions. Automatic door repair provides the appropriate route for those complaints. The work record should distinguish glazing replacement from support, closer, locking or powered-system work rather than describe all of them as completed because the opening looks repaired.

Cloudiness needs its location explained

Tell the technician where moisture or deposits appear. Condensation on a room-facing surface is a different observation from moisture enclosed between layers of an insulated unit. Explain whether it can be wiped away safely, whether it persists and whether water also enters at the frame. Those details help prepare the assessment, but they do not establish the cause without inspecting the glazing and surrounding condition.

A failed insulated unit may be replaced while suitable surrounding parts remain. The sealed unit replacement service describes that scope. Replacement glazing does not automatically resolve indoor humidity, a different perimeter leak or a damaged operating assembly. Do not drill a unit or remove components as a trial treatment. For several cloudy panes, list each separately so surface condensation at one opening is not mistaken for the same fault recorded elsewhere.

Keep water reports tied to the observed path

Describe where water first becomes visible and when staff notice it. Is it on the glass surface, at a frame joint or in another surrounding area? Mention any recent exterior or adjacent work and whether the symptom occurs while the door is used. Avoid calling every wet area a failed glass unit. The surrounding frame, joints and wider building condition can have different roles and may require coordination beyond replacing one pane.

Do not seal every visible gap or obstruct drainage details as a temporary experiment. Ask the proposal to identify the assessed scope and any condition needing another provider. If the glazing work is limited to a damaged unit, keep an unresolved surrounding leak visible in the record. That distinction helps the business evaluate the actual repair and explain a returning symptom without assuming a new pane was intended to renew every part of the frontage.

Get permission and practical access ready before fabrication

A leased or managed property may have a tenant, landlord and facilities contact involved in approval. Identify who authorizes the specification and who controls access. Available lease or management documents should be clarified by the responsible contact, rather than assuming that the person who can unlock the shop may change shared framing. Keep the decision-maker available if assessment reveals surrounding damage that changes the proposed work.

Explain trading hours, delivery routes, entry procedures and working-space restrictions. Discuss where staff or customers will pass while the area is controlled. A safe approach to the opening and a route for handling the replacement are separate considerations. Changes to the frame or access arrangement after measurement should be reported before fitting. An agreed glazing order does not confirm that an opening altered by later work still matches the assessed preparation.

Separate securing from permanent repair

An exposed opening may need protection before suitable replacement glazing is ready. Our emergency board-up service addresses that stage. Explain how the business normally uses the opening and which alternative routes are available. A temporary barrier does not restore a damaged door's operation or the original glazing construction. Ask what restrictions apply and who should be contacted if the arrangement changes.

Keep the temporary-work description separate from the permanent specification and fitting appointment. Report movement, new damage or water entry rather than adapt or remove the protection yourself. Permanent preparation may include measurement, product confirmation and fabrication. Those stages should be clear to the responsible contact. Neither another customer's turnaround nor a visually similar pane proves that your required unit can be fitted immediately.

Use the service that matches the assembly

A fixed shopfront pane belongs to storefront glass replacement, while a full moving glass leaf may need tempered glass door replacement. An insert retained within a door is a different arrangement again. Identify the whole assembly before ordering. The relevant specification concerns construction, retaining details and suitability, not just whether the material looks transparent or has similar visible dimensions.

At handover, retain the opening description, product information supplied and actual work completed. Identify operating checks within scope and any remaining hardware, access or provider tasks. If insurance records are needed, we can help describe assessed damage and repair; the policy and insurer determine coverage. Share remaining restrictions with the property contact and report new symptoms against the correct opening. A useful maintenance record connects observations and completed work without inventing inspection intervals, compliance certificates or building-wide performance guarantees.
