“I called Build and Fix when I found that I could not open my back French doors this Spring! One side had dropped down considerably. I called and Max came over to look at the situation . It required taking the doors off and re-positioning them. We booked a convenient time and he came over virtually at the end of the day due to a longer spot before me but he stayed, completed the job even though it was 7:30 when he left. He was professional, cheerful and left the site immaculate. Mary at the front desk was my go to with questions and she too was always both helpful and on top of things. Communication with them was terrific. You never waited. The job was done definitely to my satisfaction. The price was reasonable . I’d definitely recommend using them for your needs!!!!”

What affects the price?
We quote once we see the opening and the door style. Hardware sets are inexpensive; cost mainly follows the number of openings, door type, whether mirrored panels are involved, and whether the header needs backing or the casing needs rebuilding.
On-site estimate visits are free for most jobs. We confirm whether your visit is free or chargeable before booking.
The work
What’s included
Track and header check
We take the doors off and look at the track and the header it is screwed to. Bifolds and sliders both fail when the track is bent, when the screws have pulled out of drywall instead of biting into framing, or when the header has bowed. Fixing the anchoring first is why the repair stays fixed.
Bifold hardware
Bifold doors hang from a top pivot and a guide wheel that runs the track, with a bottom pivot in a bracket. Worn nylon wheels and split pivots are what let a door drop out. We replace the full hardware set rather than one piece, then set the bottom bracket so the closed doors sit flush with the casing.
Sliding and mirrored doors
Sliding closet doors run on bottom rollers with a top guide, or hang from a top track depending on the style. We replace rollers, adjust the height at each end so the leading edges meet cleanly, and refit the floor guide. Mirrored doors are heavier and need backing film intact before they are safe to move.
Doors, jambs and finishing
Split stiles, pulled-out knobs and damaged louvers can be repaired in place with the door off the track. Where the door is beyond it, replacements are ordered to the opening size and the existing hardware type. Openings from a renovation are measured for width, height and header depth before anything is ordered.
New installations
For a new set, we confirm the finished opening, the floor covering height and whether the header has solid backing to screw into. The track is anchored into framing, the doors are hung and adjusted so the gaps are even, and the jamb and casing are trimmed or replaced so the closed doors sit in line with the wall.

Why does my bifold door keep falling off?
Worn pivots, a damaged guide, loose brackets or a misaligned track can cause it. We check the whole opening before recommending which parts need replacement. Keep clear of a loose or leaning panel until it has been made safe.
Can you replace just the mirror on a closet door?
Often, yes, on framed mirrored doors where the glass sits in a channel that can be opened. The mirror is measured and cut to size, and the old panel is removed with the backing intact so the pieces stay together. Where the mirror is bonded to the door face, replacing the door is the sensible answer.
How long does a closet door repair take?
A single bifold or sliding opening is usually under an hour once we have the hardware, including taking the doors down, replacing the track and pivots, rehanging and adjusting. Several openings in one house are commonly done in one visit. New doors have to be ordered to size, which adds lead time before installation.
Do you supply the doors, or do I buy them?
Either way works. We can measure and supply the doors along with the track and hardware, or hang doors you have already bought, provided the size matches the finished opening and the header can take the track. If you have already bought something that will not fit the opening, we will tell you before we start.
Can you do a whole condo or rental building?
Yes. Closet doors in rentals and condos take heavy use and are common on turnover lists. We can work through multiple units in one attendance, standardise the hardware across a building so future repairs are simpler, and invoice per unit or per address for your property management records.
Is a repair really cheaper than new doors?
Usually by a wide margin. Track, pivots, guide wheels and rollers are inexpensive parts, and the labour is short once the doors are off. New doors are the better spend when the panels are split, water damaged, or when you are changing style during a renovation and the old doors would not suit the room anyway.
