Patio-door replacement is quoted after an on-site measure. Door configuration, glass specification, frame condition, floor level, balcony or stair access, removal and the interior or exterior finishing included in the scope determine the price.

What’s included
Repair-or-replace assessment
We first check the rollers, track, locks, glass and frame alignment, because replacing a complete patio door for a serviceable hardware fault wastes money. A full replacement is recommended when the structural frame or sill has failed, the unit cannot be brought back to square, or compatible parts are no longer available.
Opening and site measurement
The frame, sill, panel configuration and finished wall surfaces are measured before anything is ordered. We note access through the home or balcony, floor protection, disposal and the interior and exterior finishing affected by removal, so the quote covers the real opening rather than only the catalogue size of the door.
Door and glass specification
The replacement is specified for the direction and number of panels you need, the existing wall construction and the safety-glass requirements at a door opening. Glass, screens, handles, locks and available energy-performance options are written into the quote so the unit that arrives matches the one you approved.
Removal, setting and sealing
The old panels and frame are removed without treating the surrounding finishes as demolition space. The opening is checked, the new frame is set square and level, fastened without twisting, insulated at the perimeter and sealed outside while preserving the sill's drainage path.
Adjustment and handover
Every panel is run through its full travel, roller height is balanced, interlocks meet evenly and the lock and keeper are aligned. We check the screen and drainage, clean the glass, remove the old unit and leave the written scope and warranty with the final invoice.

How do I know whether to repair or replace my patio door?
Rollers, tracks, locks, weatherseal and fogged glass are normally repair items. Replacement becomes the better choice when the structural frame or sill is damaged, the opening cannot be squared reliably, water has affected the surrounding assembly, or the parts required to keep an obsolete unit working are no longer available. We assess those items before recommending a complete door.
Can you replace only the sliding panel?
Sometimes, but the panel has to match the existing frame profile, track, interlock and overall size. We identify the system and check whether a compatible panel is available. If it is not, mixing components creates sealing and locking problems, and a complete matched unit is the reliable option.
Does the replacement include removing the old patio door?
Removal and disposal are included when they appear in the written quote. We also identify the interior trim, exterior capping, siding, masonry or flooring that the installation touches, so you know which finishing is included and which, if any, needs a separate trade before work begins.
Can a patio door be replaced in a condo?
Yes, subject to the building's approval and access rules. Condo corporations may control the exterior appearance, glass specification and work hours. We can provide the measured scope and product details for approval and coordinate elevator or balcony access with property management once the building confirms the requirements.
What happens if the old door is already broken and insecure?
The opening can be secured first through the 24/7 emergency service. Boarding or a temporary locking repair is treated separately from the planned replacement, so the property is safe while the new unit is being specified and ordered.
Is the new patio door covered by a warranty?
Yes. The parts we supply and our installation labour are covered in writing. The exact manufacturer coverage and any product-specific exclusions are shown with the approved specification, rather than represented by a generic promise on the website.
